Learning Land Law From the Frontlines of Strata Management

SEGi law students recently gained invaluable real-world experience by volunteering at the Annual General Meeting (AGM) of the Joint Management Body (JMB) of P’Residence Condominium in Kuching. Facilitated by the legal firm Lai & Co. Associates, this engagement provided students with an opportunity to observe and participate in the legal and administrative procedures outlined under the Sarawak Strata Management Ordinance 2019 — a vital component of their Land Law studies.

Working alongside advocates Colin Lai and Aileen Lai, the five participating students supported key AGM functions, including parcel owner registration, ushering, vote counting, and general coordination throughout the event on 15 May 2025. These responsibilities offered them a first-hand look at the legal frameworks governing strata property management, transforming theoretical learning into practice.

This form of experiential education is essential in building graduates who are not only academically proficient but professionally prepared. According to the World Economic Forum, 44% of workers’ core skills are expected to change by 2027 due to evolving job demands, and practical training like this ensures law graduates remain agile, informed, and workplace-ready.

By participating in statutory processes like a JMB AGM, SEGi College Sarawak’s students develop civic literacy and understand the legal responsibilities that uphold community living standards — skills critical to nurturing informed, responsible legal professionals. The event also reinforced the importance of ethical service, community participation, and the real-life implications of law in everyday governance.
